Vibrant, Modern Office Tower Elevates the Heart of Kansas City

At 1400 Baltimore Ave. in the heart of Kansas City, Missouri, stands a dynamic 18-story office tower that speaks to the city’s evolving downtown streetscape. Clad in white metal panels and expansive glass windows and with its base wrapped in angled black aluminum tubes, the modern-day structure includes design aesthetics that stand out amid the surrounding stone and brick buildings.

The office building’s main entry at the southwest corner of Baltimore Avenue and 14th Street opens up to an urban shade garden —filled with art installations — that visually welcomes visitors. The garden stretches along 14th Street and connects pedestrians to the nearby Kansas City Convention Center and Power & Light District. A 900-stall public parking garage is split into three sections: below grade, the base at the garden level, and the glass-enclosed upper level. Along with expansive office space, the interior will include a multipurpose training and conference center, a full-service café and a fitness center.

Design for the quick-turn design-build project was awarded in October 2019 and construction was completed in April 2022, ahead of schedule and under budget. The completed tower includes 260,000 square feet of office space, 35,000 square feet of outdoor space and 330,000 square feet of parking. Blue Cross and Blue Shield of Kansas City (Blue KC) plans to occupy the building as their new headquarters.
